Both solutions have a place. The right choice depends on the roof’s condition, moisture, structural integrity, drainage, and long-term needs.
Replacement
Restoration
| Consideration | Roof Coating / Restoration | Roof Replacement |
|---|---|---|
| Existing roof | Retained and restored when suitable | Removed, overlaid, or replaced depending on design |
| Project disruption | Often lower | Usually greater |
| Debris | Often much less | May involve substantial tear-off debris |
| Upfront investment | Often lower when restoration is appropriate | Usually higher |
| Best use | Serviceable roof that can be repaired and protected | Roof that has reached the end of its serviceable condition |
| Decision standard | Condition, moisture, structure, drainage, compatibility, and long-term goals | |
The Most Important Question
Price should not be the only deciding factor. A less expensive coating is not a good value if the underlying roof cannot support it. Likewise, full replacement may be premature when the roof remains restorable.
